Proposed Changes on the Peninsula

On April 3, members of the community attended a meeting about the possible future of the now-abandoned Peninsula Hospital site. The Peninsula Rockaway Limited Partnership proposed an apartment super complex, including a gym, retail space, medical offices and over 600 parking spaces. The proposed project would be completed by 2034. Peninsula Hospital, from Beach 50th to Beach 53rd streets between Rockaway Beach Boulevard and Beach Channel Drive, has been closed since 2012.

Here are some stats:

  • 17 buildings, the tallest being 16 stories
  • 2,200 apartments
    • 270 for seniors
    • 290 apartments above 80% area median income (AMI)
    • 220 apartments 40% of AMI
    • 550 permanently affordable
  • 642 parking spaces
  • 64,400 sq. feet for medical offices
  • 151,800 sq. feet for retail space

Additionally, the complex would be located on private streets. The glaring issue with the production of even more housing in the Rockaways is the lack of schools and hospitals to support the peninsula. Though there are more medical clinics, St. John’s is the only hospital in the area and it cannot serve Rockaway on its own. The two public high schools have been broken down into smaller schools, yet does not accommodate any more students than it has since it was built. Community Board 14 will vote yay or nay on this proposal at their next monthly meeting.
